Buying Guide

Services offered:

There are three areas involved in the generation of a building, the design, the manufacture and the erection. We structure our business around offering a completely flexible service and therefore will cater for the package of your choice. We offer:

  • Building Design Services
  • Building Manufacture and Delivery
  • And an Erection Service for the buildings we supply.

We leave it up to you however to choose which services you desire to use. We are perfectly comfortable working with supplied drawings and can manufacture buildings for supply only.

Design Service:

Currently we offer a building design service only for buildings which we ultimately manufacture. Working closely with you, we will design a building precisely in accordance with your instructions and requirements. It should be noted however that we are not architects and we are not offering a full architectural service, for this you will still need to defer to other professionals. Matters such as foundations, groundwork, service provision etc. are beyond our remit and will need to be dealt with by your architect.

Building Manufacture:

Building manufacture and supply, dependant upon the size and complexity of your building, will usually take around 120 days from the point of order confirmation. With smaller buildings, this time frame could be significantly shorter.

Delivery:

We take delivery deadlines very seriously, especially as it is often the first point of contact our clients have with something tangible. Therefore we always work closely with clients to ensure that delivery schedules are acceptable, realistic, and adhered to as closely as possible. The exact delivery method will obviously vary from project to project but the aim is always the same.

Deliveries will usually arrive on site in several vehicles usually comprised of a mix of container and flat bed trucks. It is important that there is room on your site to store the component parts as they are offloaded and it should be noted that some storage facilities may be required for smaller components such as electric door motors, windows, etc. Some of the component parts will be large, heavy and unwieldy. Unless it has been previously agreed that we will be on site to supervise delivery, it will be necessary for the site personnel to be equipped with suitable plant to facilitate the unloading of the trucks. Containers will usually need to be offloaded immediately for return to the freight haulers depot.

Exact delivery plans are worked out on a per project basis, through coordination between ourselves, you and the steel fixing contractors, to cater for every projects varying situation. For large buildings, the delivery can be spread over several days, weeks, or even months.

We will always endeavour to work within your timeframe however you should recognise the fact that the design and manufacturing process of your building takes time and therefore we will need suitable notice to initiate manufacture if timeframes are to be met. We will provide a forecast of expected delivery dates once we have received final instruction of a contract and post liaising with you.

If you need to change delivery dates after they have been agreed, for example if other work is behind schedule, we will need to know in good time. If we have six weeks or more notice of such delays we will usually be able to accommodate. Less than six weeks notice will probably result in storage and handling charges being levied on top of the contract.

Erection Services:

Our erection service is for building erection only, we do not provide a general building service and as such do not get involved in work pertaining to groundwork, foundations, service connections or installations etc. Our responsibility starts and ends with the erection and assembly of the elements we have been contracted to supply. All preparatory foundations, block work etc must be in place prior to our arrival at your site to commence erection of your building.

Erection service prices include all labour, materials, and plant necessary to complete the erection and commissioning of the building on your site.

We also offer supply only. On supply only contracts, we will provide reasonable telephone assistance to you or your engineers, plus all the necessary drawings and method statements required for the erection process to go smoothly, as part of the package. We can also provide a supervisory engineer to help during construction if you require.

What we will need from you:

We will need you to provide us with the details of your proposed building, either by working with our design team or by using your own professionals. Once we have your specifications we will work out a fixed price quotation and send it to you usually within 14 days. The fixed price quotation will be valid for 30 days. If the quotation is acceptable, you must sign it and return it to us within the 30 days to seal the price.

Once the quotation is accepted, we will require detailed drawings, including any structural engineer's specifications. We will usually hold the agreed price for a further 60 days after the quotation is accepted to allow time for the necessary paperwork and transfer of funds. However, should the cost of materials or labour change significantly during this time we reserve the right to adjust the price in line with these changing costs.

Should the detailed drawings or structural engineer’s specifications differ significantly from the detail we were given to generate the fixed price quotation, then again, we reserve the right to adjust the price accordingly.

Should you change your building specifications once manufacture has commenced, this will definitely result in additional cost which we will pass on to you. The rule is, don't ask us to start making it until you KNOW you will not change your mind about what you ultimately want from your building.

Specifications and guarantees of your building:

We manufacture a wide range of steel building types, from large farm buildings clad in single layer corrugated steel sheet, through storage and warehouse units with fully insulated sandwich sheet steel, to office blocks, research facilities and factories. With each building type we offer a choice of finishes, coatings, and colours, and a choice of vehicle and pedestrian access points and doorways. All these variants are detailed in their relevant sections on this website and each variant comes with its own recommended use and details of the guarantee which applies to it. Basically, we supply the building you need; just the way you want it made. The only real limiting factors are what you want to pay, the space available, the job the building must do, structural or design constraints, and your imagination.

Further, we guarantee to manufacture all buildings precisely as detailed in supplied drawings. We therefore recommend that you take professional advice to ensure your building will meet current building control specifications and planning regulations before you agree the final drawing and approve manufacture in order to avoid the risk of extra expense.

Payment Methods:

We are quite flexible on acceptable payment methods however we will need to know certain portions of the money are secure before we will initiate manufacture of your building. We have outlined three main payment methods below however please feel free to discuss payment methods with us. We are always open to suggestions.

Payment method 1: (usually used for smaller contracts). Pay a deposit of 30% of the agreed price when you confirm your order. This will initiate the manufacture process. Pay a further 30% when we confirm manufacture is complete and we are ready to ship your building. We will supply copies of the bill of laden at this point. Pay the balance not later than 7 days before you require delivery to your site.

Payment method 2: (usually used for intermediate contracts). Do all of the above, but use transferable letters of credit from your bank for each of the stages, with pre-agreed conditions prior to cleared funds being available.

Payment method 3: (usually used for larger projects). Use one transferable letter of credit from your bank with pre-agreed conditions to satisfy cleared funds being available as each pre-agreed stage is completed.

Payment method 4: Or negotiate with us a method of payment which we find acceptable different to 1-3 above.

It should be noted that we do not manufacture, ship, deliver or erect buildings on promises of payment. It must be certain, and irrevocable.
